Bedico Creek Preserve, Still Green and Still Growing

Once a flourishing golf course community on the Northshore of Lake Pontchartrain in the Greater New Orleans area, developer David Waltemath has guided the progress of the now Conservation Community of Bedico Creek Preserve to new heights in Madisonville, Louisiana.  Bedico Creek Preserve’s raw land was the perfect backdrop for the only development type of its kind in St. Tammany Parish – a Conservation Community.  The purpose of Waltemath’s development plan was to carve this Madisonville subdivision into the existing natural habitat and greenscape of the land instead of cleaning off the land in order to expose land for lots and new homes.  The natural green spaces, parks, and water features of this neighborhood lent itself to this type of development, and the home buyers of St. Tammany Parish have more than eagerly embraced the concept.

To date, Bedico Creek has sold out of Phase 1 in the Preserve Neighborhood, a collection of lots priced from the mid-$80’s to the $100’s.  In response to demand from some interested lot buyers, a portion of the Preserve Neighborhood was converted to 4 oversized, 3-4-acre lots called Audubon Way.  The demand for this neighborhood was so great, that it also sold out quickly.  80% of the neighborhood called Longview is also sold out, featuring only 7 lots left.  These lots sold out so quickly (in less than 12 months) that there wasn’t time to release the lots as Phase 1 and Phase 2; they simply just sold as quickly as they were put on the market.  The Estates Neighborhood is in close-out with only 2 lots left as well.

This unexpected sales pace answered a demand in St. Tammany Parish for home buyers who were looking for a secluded, private place to live, in the middle of a natural habitat, who still wanted the convenience of everything that Covington, Louisiana had to offer.  Bedico Creek is located just minutes or miles from shopping, dining, and entertainment off of I-12 and the new shopping developments off of Highway 21.  The development is so big that developer David Waltemath already has plans for 3 new Neighborhoods that will soon be ready to buy lots or build new or custom homes.

One such neighborhood is called Cypress Crossing.  This new neighborhood will feature lots with an average size of 70′ x 135′.  The unique aspect of these neighborhood is that all of the lots have been purchased by the following builders: BMI Construction, Hurley Homes, and YAR Construction Company.  Homes are already being built which will be available for immediate purchase. These new homes for sale will range in price from $275,000 – $300,000.  2 homes were under construction before the streets were completed and will be featured in the St. Tammany Parish Home Builders Association’s 2014 Parade of Homes.  YAR Construction Company and BMI Construction are building these new parade homes. Houses for sale in Cypress Crossing in Bedico Creek Preserve will have an average square footage of 2,200 square feet, and there will be eventually be model homes available for interested home buyers to tour.
